Loans & Mortgages

In this section you will find the schedule payments for your loans and mortgages. To add a loan you will have to create a recurrent expense first. AFTER you’ve created the expense Rentila will generate all the entries. These will have the following details – Monthly amount – Interest – Insurance – Reimbursed capital – Residual capital to be repaid

Finances

Here you can manage the revenue and the expenses associated to your properties. You can add Revenue or an Expense. You can filter the records by different criteria (date, owner, property, type or keyword). You can also export your records with the Export action available at the bottom of the page.

Wrong rent amount

If your the rent amount does not appear to be correct or is inconsistent, first check the balance deferment option. To do so, go to the tenancy you’re interested in and check the Other Settings tab. If you have an Automatic Balance Deferment in place, the site automatically adds unpaid or overpaid amounts and changes current rent due. You can easily spot inconsistencies in the tenant balance detail. The document is available under Tenants section, on the right. Check the tenant balance details and identify the errors. Recording payments

Once the rent generated in the Finance section you can Record the payments as they take place (it can multiple time during the rent period, for instance if the tenants pay in instalments). To do this click on the action Record a payment. You can also chose to defer all or part of the Tenant Balance. This option is available only when the Tenant account has a positive or negative Balance (unpaid or overpaid rent). You can defer and use the available balance (total or partial) for the current payment, or the next payment. The Negative Balance amount is added Lue lisää
